100% refund (minus the service fee) if you cancel at least 75 days before check-in.
50% refund (minus the service fee) if you cancel at least 30 days before check-in.
No refund if you cancel less than 30 days before check-in.

*A 5% service fee will be deducted from all refunds to credit cards.

*NOTE – Cancellations are not accepted from June 1st to August 30th.  Reservations made during these dates are nonrefundable.

  • Check in: 4pm

  • All vehicles must display rental passes in plain view at all times. It is recommended to place them on the dashboard of each vehicle where they can be easily seen.
  • Guests must notify owners of the number of vehicles that will need entry passes before arrival to the resort.  Unless otherwise agreed, a maximum of three 7-day rental passes are included in the booking. Additional passes are the guests responsibility and can be paid directly to the security pass office upon arrival.  Cost of gate passes begin at $35 plus fees, depending on the length of stay.
  • Unless otherwise approved, overnight guests not mentioned when booking are prohibited.
  • Parking available for a maximum of 6 vehicles (3 in the garage, 2 in the parking space in front of the house, and 1 on the incline past the garage.)
  • No parking on the street.
  • Quiet hours are 10pm-7am daily.
  • No fireworks
  • Trash containers must be placed in the designated area located in the fenced in area behind the garage. Do not remove trash containers from this area, waste removal company will collect and empty them on Mondays and Thursdays.
  • Any violations of community rules, including those not listed above, resulting in fines will be the responsibility of the guest. Guests agree that any fines or violations incurred will result in a charge to the card used at the time of booking.   • It is the guest’s responsibility to ensure the property is secure during their stay.  Close and lock exterior doors, including garages, when not in use, and lock and secure vehicles each night or when not on site. Damage or loss of personal property is the responsibility of the guest.
  • Guests agree to notify the owners of any items damaged or broken before departure and that replacements for any items broken due to guest negligence may be charged to the card used upon booking.
  • Effective Summer 2026, due to extreme heat indexes that often exceed over 100 degrees during June, July, and August, pool heat will no longer be offered during these months.
  • The pool does not drop below 84 degrees during the summer months.
  • Our spa can be heated to a maximum of 96 degrees during these same months; this reduces the risk of heat related ailments in adults and children.  Spa Heat will incur an additional, nonrefundable charge of $550, due upon booking.

Payment at time of booking indicates agreement to these policies, unless otherwise stated in writing.

  • Our property is inspected upon your arrival and upon your departure. Unsatisfactory inspections will result in damage collections
  • Custom linens and white towels need to remain in home not on beach or on pool deck – stains will result in charges. Black cloths provided for makeup.
  • Our home is appointed with Molton Brown Toiletries for your use during your stay. Missing bottles will result in charges.
